Anne Mikael LLC Agreement to Perform Contracting Services for Real Estate Brokers

It is our pleasure to team with you to help sell your client’s listings. To serve you as efficiently as possible, and to know approximately how long a shoot will take, we will need the following information:

  • Listing Address 
  • Seller’s Name
  • Seller’s Phone #
  • Vacant or Occupied
  • # Bedrooms
  • # Bathrooms
  • Square Feet
  • Acreage
  • Special details about the property, such as: shop, barn, pond, creek, views, etc.

  Will we need to pick up keys from the office or will the realtor or seller be there to let us in?

   *We do not schedule the shoot or hold time slots without this information. 

   *We do not reserve time slots for homes that “might be” listing or are not close to being ready for the photo shoot. 

   *We do not need the seller or agent to be present during the shoot, but they are welcome to be there.

   *As a rule, photos are delivered within 1-2 business days from time of the shoot. 

Services and Fees

1.) PROFESSIONAL LISTING PHOTOS:  Payment due upon receipt. Full pricing is as follows:

  • 1-2500 sq. ft. – $240
  • 2501-5000 sq. ft. – $280
  • 5001-7500 sq. ft. – $325
  • 7501 sq. ft. and larger – contact us for a quote
  • Anne Mikael grants you licensing to use our copyrighted photos for your listing. Any other unauthorized distribution, sale, or use is prohibited.   
  •  Homes need to be market ready for photos when we arrive: 
  1. Lights On
  2. Counters decluttered 
  3. Toilet seats down
  4. Laundry put away
  5. Pet beds stored
  6. TV Off
  7. Personal items stored away, etc. 

As a rule, we don’t photograph the inside of garages and seldom photograph the inside of closets with personal items, so those make a great catchall. If photographer has to move an unreasonable amount of items in a home to make it photo ready, there may be an additional charge, which will be due upon receipt of the invoice.

  • Any additional shoots of the same property will incur additional fees, which are due upon receipt of invoice.
  • A travel fee will be applied for extended driving distances.
  • There will be a $50 cancellation/no show fee for listings cancelled less than 24 hours before the scheduled shoot.
  • Late fees will be applied for every month an invoice is past due.
  • If at any time the photographer feels unsafe due to hostile neighbors or other causes, they reserve the right to leave the property immediately.

2.) VIDEO TOURS: Drone Videos and Interior Walk-Through Videos are typically between 2-5 minutes. Please let us know if you require a video longer than 5 minutes. Complete Video Tours are typically 4-10 minutes.

Pricing is as follows:

  • Drone Video: $300
  • Interior Walk-Throughs:
    • 1-2500 sq. ft. – $250
    • 2501-5000 sq. ft. – $300
    • 5001-7500 sq. ft. – $350
    • 7501 sq. ft. and larger – contact us for a quote
  • Complete Video Tour (both interior and exterior/drone): $500

*Turn-around time for Drone or Walk-Through Videos is 3-4 business days. Complete Video Tours involve much more footage so may take slightly longer to create.

*Drone Video and Drone Photos are Due Upon Receipt of Invoice

3.) DRONE PHOTOS: Pricing is as follows:

  • Drone photos: $75 for minimum 5 photos (no maximum).
  • Drone photo & Video package: $350

*Pricing is for drone photos paired with our basic Professional Listing Photo service. Contact us for custom pricing if you are in need of drone photos only.

*If a neighbor fires a gun while the photographer is working, they reserve the right to leave immediately for their own safety. Additional compensation from the booking realtor may be required, especially if the drone is shot and damaged.

4.) VACANT LAND PHOTOGRAPHY and EXTERIOR ONLY photography:  Payment due upon receipt. Full pricing is as follows:

  • 0-30 acres  – $150
  • 31 acres and larger – contact us for a quote
  • Exterior only – starting at $150
  • Any additional shoots of the same property will incur additional fees, which are due upon receipt of invoice.
  • Travel fee will be applied for extended driving distances.
  • There will be a $50 cancellation/no show fee for listings cancelled less than 24 hours before the scheduled shoot.
  • Late fees will be applied for every month an invoice is past due.

5.) DAY-TO-DUSK PHOTOGRAPHY: $50 for 3 images.

6.) PROPERTY MARKETING PAGE: $50. We will include photos, a map, and a video tour if applicable. This is a one-time service that we are not obligated to add anything to after it’s completed (except for removal of the page upon the listing selling.)

7.) OTHER:

  • Travel Fee:  Properties requiring 1 hour or more of total drive time (roundtrip) will be charged a travel fee of 50¢/minute to cover the photographer’s time & gas.
  • Payment for all services is due upon receipt.
  • Late fees will be applied for every month an invoice is past due.

Rights of Content

Anne Mikael owns the right to all media created, both photo and video, and retains the rights to use said media on our website and in any advertising materials. If you do not wish us to use photos or videos of a property, you may request that we do not do so.
